Officecool implemented in new office development
The Officecool concept was initially proposed for this project by the consultant engineer, Hawthorne Boyle Partnership PLC, as it was ideally suited to the building construction and design. GEA Denco were invited at the early stages of design to provide an Officecool seminar to the client/employer City Sites Estates PLC and in addition to this a visit was arranged to see a completed Officecool project at Invest Northern Ireland in Belfast.
The construction of the nine floored office development by the main contractor Taylor Woodrow started with the demolition of the previous site in April 2008 and construction commenced in November that year. It was successfully completed in December 2009.
The building construction makes full use of the site by featuring a prominent corner entrance. Sophisticated engineering was required to keep it column free and the officecool air conditioning system has enabled the developer to gain more height and a good BREEAM rating.
GEA HX were directly employed by Rotary (Scotland) Ltd to supply, deliver and commission 27No ZD28C zone units c/w Trend controls and 243No LECU's (Local Environment Control Units). Rotary commented on how much quicker the LTHW and chilled water installation was in comparison to a four pipe fan coil system and complimented on the Trend front end feature as well as the integration of the zone unit Trend controls linked with the Trend Building Management System.
